Clerical Medical, advised by Mason Philips, has acquired a 23,225 sq m (250,000 sq ft) warehouse development site in Wolverhampton from Swan Hill Properties and Caterham Development Company. Known as Antar, the 5.33 ha (13.67 acre) site at the corner of Stafford Road and Wobaston Road near junction 2 of the M54, Clerical Medical has agreed to purchase the first phase, a 7,318 sq m (78,750 sq ft) warehouse on 2.02 ha (5 acres) which has been pre-let to BSL Limited on a 15-year lease at 388,191 pa. A further 0.2 ha (0.5 acres) of the first phase has been reserved for 1,858 sq m (20,000 sq ft) of additional warehousing space for BSL Limited.

The 4.8 million initial commitment will show a net initial yield of approximately 8%. The 3.51 ha (8.67 acre) second phase will be built out for at least 14,000 sq m (150,000 sq ft) on a pre-let or design and build basis. Clerical Medical has paid some 1.4 million for the site and has appointed Swan Hill Properties Limited and Caterham Development Company as developers. Sisters' nearby established neighborhoods:
Crossroads and Tollgate , west of town, are two of the Sisters area's most appealing established neighborhoods. Each is less than a five mile drive from downtown Sisters, situated in stands of Ponderosa pines and juniper.Tollgate has a clubhouse, pool and tennis facilities. Home prices generally range from upper $100,000s to low $300,000s. To the north on Camp Polk Road, are Indian Ford and Sage Meadow. Indian Ford has access to many horsebackriding trails.
East of downtown on nicely-treed sites along Squaw Creek is the Creekside neighborhood, with a few remaining lots of about 0.30 acre and completed homes generally in the $300,000 to upper $400,000s.

living IN TOWN:
Besides est ablished homes and cottages within the Sisters town limits, several new neighborhoods are emerging just blocks from the downtown business area. Coyote Springs (Phase 2 lots 2004) and Buck Run on the south side offer new crafstman-styled homes starting in the $300,000s. Timber Creek on the north side has homes in the mid $200,000s. There are also new affordably-priced townhomes from approximately $160,000 and duplex lots starting in the $80,000s.

RANCH & Horse properties:

The Sisters area is known to be horse-friendly,
and by some estimates has one of the highest rates of horse ownership in Oregon. Many smaller properties of only a few acres have barns or corrals. Larger ranch-type properties may include multiple paddocks and arenas, and a few have indoor facilities. A key advantage to having a horse in the Sisters area is easy access to hundreds of thousands of acres of BLM and Forest Service lands.

Camp Sherman and Metolius River area: (METOLIUS FISHING)
Most Northwest flyfishers have heard of the Metolius,
a remarkable blue ribbon river that emerges from underground just above the historic Camp Sherman store. Native redband, brookies and bull trout up to several pounds are prey of anglers on this year round catch and release stream. Metolius Meadows has 147 homesites, 70 with existing homes and privileges of a community pool, stables and tennis courts. Also unique to the Camp Sherman area are 108 cabins, many retaining their rustic character, sited along the Metolius River on land leased from the Forest Service.These cabins are rarely available for sale and even then are on the market for a very short time. Aspen Lakes:

This new 550 acre golf community is just east of the Sisters town limits. Golf Digest recently
named the 7,302 yard par 72 course among its top 10 "affordable public courses." ($35 for 18, $15 for 9 holes in spring and fall). Another nine holes are under construction. About 25 homesites of the 75 in the first phase were available in the fall of 2002. Prices range from about $160,000 up to $300,000, depending on fairway siting and views. Several completed homes were also available. Two years of golf are included with some purchases.

There are several special projects with extensive open space in unique recreation settings around Sisters. An example of a unique property is the Deschutes River Ranch, with 420 acres--350 acres to remain in open space--along the middle Deschutes River east of Sisters.There are hiking and riding trails along this trout-rich stream and upland areas. DRR initially offered 21 one-half acre homesites priced from $245,000 to $410,000 and four "estate" lots, and is preparing in early 2004 for another offering.Cascade Meadow Ranch just west of Sisters offers buyers more than 300 acres in a gated community with common open space for horses, an equestrian center and clubhouse. The Pronghorn Club:
This new 640-acre community between Bend and Redmond represents the first time that Jack Nicklaus and Tom Fazio have
created golf courses, comprising 420 acres, in the same project . Nine holes of the Nicklaus course were opened in early September 2003 for play by phase 1 Pronghorn Club homesite owners. Developer Hix-Rubenstein is offering phase 2 of the projects's approximately 300 homesites at $350,000 to the $600,000s. (SITE PLAN) Owners will also have access to a new luxury hotel and spa to be managed by Carefree Resorts, one of the nation's premier lodging companies. Hix-Rubenstein also created the vineyard and golf resort Corde Valle near San Jose.

Eagle Crest resort:

Eagle Crest borders the middle Deschutes River on 1,700 acres nearer to Redmond but only
about 15 miles from downtown Sisters. Besides the lodge, clubhouse, pool and tennis facilities, Eagle Crest has three golf courses. Homesite prices range from upper $70,000s to about $150,000 depending on size and views. Townhomes/smaller chalets are listed in the lower to upper $200,000 bracket, single family homes from about $350,000 to $550,000 and fractional ownership of 5 weeks annual use starting at $49,000.
